LTR1 TRANSFORMS THE CONVENTIONAL TOWER INTO A VERTICAL LIVING SYSTEM—AN URBAN BLOCK REIMAGINED AS A REGENERATIVE, MIXED-USE ECOSYSTEM. HOUSING, COMMERCE, COWORKING, GARDENS, AND WELLNESS PROGRAMS ARE INTERWOVEN INTO A SINGLE ORGANISM, ALLOWING DAILY LIFE TO UNFOLD IN LAYERS RATHER THAN FLOORS. THE RESULT IS NOT A BUILDING, BUT AN ELEVATED NEIGHBORHOOD WHERE LIVING, WORKING, AND GATHERING COEXIST THROUGH SPATIAL CONTINUITY AND CLIMATIC INTELLIGENCE.



Formally, the project is shaped by tropical conditions. The massing is carved to create shaded courtyards, cross-ventilated circulation, sky gardens, and planted terraces that function as environmental buffers. These voids anchor the architectural expression while enabling a strong indoor–outdoor gradient—an essential principle in tropical urbanism.
Material choices emphasize durability in warm climates, combining concrete, steel, and permeable surfaces with natural vegetation to reduce heat gain and frame sensorial experiences.
FUNCTIONALITY
LTR1 is designed as a highly adaptive urban platform. Its mixed-use program distributes amenities across multiple levels, minimizing vertical segregation and promoting daily overlap between residents, workers, and visitors. Flexible layouts support evolving patterns of living and remote work, while wellness areas—fitness, terraces, gardens—are stitched throughout the tower rather than consolidated into a single amenity hub. This increases access, frequency of use, and social interaction.
In terms of impact, the project responds to the rapid urbanization of tropical cities, where density, climate adaptation, and environmental performance must be addressed simultaneously. Biophilic strategies—three-layer vegetation integration, passive cooling, daylight optimization, and thermal shading—reduce operational energy and improve occupant well-being. By concentrating program vertically, LTR1 limits land consumption and introduces greenery back into the urban fabric.
LTR1 PROPOSES A NEW MODEL FOR TROPICAL VERTICAL LIVING:
DENSE YET POROUS, CLIMATIC YET URBAN, STRUCTURED YET ALIVE.
